- Support management of day-to-day vendor performance by providing input on formal vendor management programs (e.g., Service Provider Scorecard and Voice of the Manager). Handle day-to-day contract maintenance for window washing, landscaping, metal maintenance, etc.
BUDGETARY RESPONSIBILITIES
- Prepare and review monthly/quarterly management reports, provide input to annual business plan/operating budget.
- Prepare monthly variance report comments and annual budget for review with GM.
- Participate in inspection of buildings on an ongoing basis to ensure efficiency and effectiveness of building personnel, equipment and operations. (participate in formal Eyes and Ears or equivalent property inspection program).
- Oversee collection efforts with accounting personnel; escalate accounts receivable issues to Senior Property Manager or General Manager as appropriate.
OTHER RESPONSIBILITIES
- Participate in weekly meetings with leasing and construction to ensure communications related on tenant moves.
- Assist in coordination of customer moves, including scheduling freight elevators, key cards, building access, nameplates, other signage, and mover evidence of insurance.
- Coordinate building events, e.g., fire drills, blood drives, voter registration, book fairs, EOMN events.
- Maintain property tenant and emergency guide and review with each new customer.
- Manage building security and ensure emergency evacuation training occurs as required by county/city regulations.
- Review JDE input and correspond to new lease documents.
- Vacancy inspections.
- Schedule outside contract services.
- Administration of parking lot access control, contracts and databases.
Qualifications College degree in business administration, real estate finance or related field preferred. 1-3 years experience in property operations and customer relations. Effective written and verbal communication skills. Strong customer service skills. Ability to multi-task and prioritize. Proficiency with Microsoft Office.
